Hard floor care
VCT Strip and Wax in Farmers Branch
Built-up, dingy finish removed down to the tile, then sealed, recoated and burnished so the floor reflects the lights again.
When Mopping Stops Making a Difference
Vinyl composition tile is tough, cheap and everywhere: break areas, hallways, retail aisles, classrooms, clinic corridors. It also has a habit of looking worse every month no matter how often it gets mopped. The reason is the finish. Each layer of wax traps a little dirt, wears unevenly in the walking paths and slowly yellows. Eventually you are cleaning the top of a grimy film instead of the floor.
Stripping fixes that. We apply a stripping solution, let it break down the old coats, scrub it all off with a floor machine and rinse until the tile is bare. Then the sealer goes on, and after it three or four thin layers of finish, with patience between every one. Once the finish has set, a high-speed burnisher brings it up to a hard, glossy surface that resists scuffs. The whole job happens after close. Furniture gets moved and put back. Your staff walks in to a floor that looks new, and nobody had to step around wet tile to get there.
What the Job Includes
Every strip and wax follows the same order, sized to your square footage.
Prep and furniture
Chairs, bins and light furniture moved out of the way, edges protected and the area closed off.
Stripping
Old finish broken down with stripper and removed with a floor machine and wet vacuum.
Rinse and neutralize
Tile rinsed so no residue is left to interfere with the new coats.
Sealer
A sealer coat that fills the tile surface and gives the finish something to grip.
Fresh finish
Multiple thin coats applied evenly, each fully dry before the next goes down.
Burnishing
The burnisher spins fast enough to warm the top layer, toughening it and pulling up the shine.
Reset
Furniture returned to its place and the area left clean and ready to use.
How a Floor Night Runs

Square footage, finish condition and how much furniture sits on the tile all shape the plan.

We pick an evening or a weekend stretch when that area can sit empty until the coats harden.
Strip, coat and burnish
The crew completes the job and leaves the area ready for normal traffic.
